Case Study

Grand Union

The Grand Union site is a former 21-acre industrial estate in the London Borough of Brent (LBB). The site was purchased by St George Developments Ltd and St George West London Ltd both companies fully owned by the Berkeley Group in 2017.

The Grand Union Masterplan will reconnect the local area with the Grand Union Canal and the River Brent, whilst creating new homes and employment space, public open space and local amenities. A mix of tenures will be offered and include; affordable rent homes, shared ownership, and homes for sale. Two buildings are dedicated to affordable housing, providing 72 high-quality apartments as part of the area’s regeneration.

The development will be delivered in 7 phases. Phase 1 – the works along the Grand Union Canal was completed in 2023. Phase 2 works are currently in progress. The remaining phases 3 to 7, inclusive of phase 3A and 4A will play a key role in the transformation of the Grand Union site, delivering 70% of the new homes and linking the canal and riverside to the surrounding neighbourhoods.
