Millharbour, Tower Hamlets
The site is located between Millharbour and the Millwall Inner Dock and is bisected by Pepper Street, which crosses the dock at Glengall Bridge and forms part of National Cycle Route 1. This constrained urban context required a highly coordinated building services strategy to ensure safe, efficient, and resilient infrastructure for both residents and the surrounding public realm.
The revised scheme comprises 918 student bedrooms, including 35% affordable student accommodation across two buildings, and a standalone residential building delivering 62 socially rented homes. Our services design was developed to accommodate differing occupancy profiles, servicing requirements, and operational demands across the three buildings.
The scheme achieves a significant uplift in affordable housing provision, increased dual-aspect residential units, expanded public realm, and substantially enhanced street-level play space. MKPs design highlights include efficient plant integration, low-energy systems, and coordinated servicing routes that maximise usable space at ground level.
