London Dock
Formerly home to News International, London Dock is a 6.1-hectare site in Tower Hamlets, north of the River Thames, between St Katharine Docks and Shadwell.
The development comprises a mix of high-quality residential and commercial space, with the ground floor accommodating retail units and the primary entrance lobbies serving the residential apartments above. Building G is prominently positioned overlooking Market Square and is articulated as a series of blocks of varying heights, rising up to a maximum of nineteen storeys plus a roof level. At the heart of Building G lies the Water Garden, a landscaped residents’ courtyard that provides a calm and attractive communal space. In total, the site will deliver 375 new apartments, including 257 private residences, fifty designated for first-time buyers and sixty-eight affordable homes. Additionally, three show apartments will be provided within Building B.
MKP supported the integration of diverse ground-floor uses including retail, workspace, restaurants, medical and educational facilities. Public artworks are embedded into the infrastructure with coordinated lighting, power and drainage systems which highlight the site’s maritime heritage. The development presents several challenges, notably the need for extensive and ongoing
detailed design work to refine each building element. Additionally, the project requires the careful integration of a diverse range of materials and façade treatments, including brickwork, metal rainscreens and GRC panelling.
The project is targeting excellent sustainability credentials. A series of staggered residential blocks at varying heights will break down the massing of the scheme and rise to a maximum of nineteen storeys. Terraces and projecting balconies will provide visual interest and will have highly considered thermal requirements.
