Silkstream
Development of 1300 Apartments
Silkstream is a major residential regeneration scheme in Hendon, North London, developed by St George, part of the Berkeley Group. MKP is currently delivering the full mechanical and electrical services package across multiple phases of the site.
The significant redevelopment will comprise twelve individually designed apartments blocks ranging from nine storeys to a twenty-eight storey landmark and will create a new public park of 1.5 acres. Up to 35% of the accommodation will be affordable housing.
With a gross development value of £600m, phase one will include construction of a larger, 96,800 sq ft, replacement supermarket and 770 homes, with a further 539 nine homes in the second phase.
Delivered works to date include; completion and handover of Blocks One and Five, white box installations for the Sainsbury’s commercial unit, gym and cinema spaces, instalation of exhaust air heat pumps in every unit -providing energy-efficient heating and hot water without the need for a central plant. Full smoke and car park ventilation systems, integrated car park management and BMS systems as well as advanced fire alarm and security installations.
The development exceeds current energy performance standards and prioritises low-carbon, future-proof living.
